Boone High Country Rentals Application & Rental Requirements
1. Boone High Country Rentals offers online applications and leasing for your convenience, please email leasing@boonehcrentals.com if there is a property you are interested in applying for.
2. A rental application is required for each person over the age of 18 who will be living at one of our properties. There is a non-refundable fee per person which is due when filling out an application. Please note, filling out a rental application does not guarantee approval for a property until the background and credit check has been passed.
3. Criminal history, credit score, credit history, rental history and eviction history is processed on each applicant, along with income verification. Employment and landlord verification may also be required. Applicants must provide previous address and/or rental history.
4. An applicant may be required to have a cosigner if they do not meet the screening criteria on their own. Any co-signers will be required to complete their own application.
5. Once you / your group has approved application(s) on file, our office will schedule an in-person or virtual tour of the property. We do not offer same-day tours, and must have approved applications on file before scheduling a tour. There will only be 1 tour per group, so please plan accordingly.
6. Our office offers online lease signings for your convenience via your tenant portal. If signing the lease in person at our office, all applicants must be present for the lease signing at the same time.
7. Once a lease is sent, your security deposit will be posted to your online tenant portal. Please refer to your placement email for information regarding your fee breakdown.
8. All tenants must have their security deposit, admin fee, rent, and any other fees such as parking or pet fees (as applicable) paid prior to moving in. Many of our rentals are pre-leased as early as December for an August lease start date. For those pre-leased properties, you may make payments at any time prior to moving in on your online tenant portal.
9. Our office does not accept cash or credit cards, any payments made in our office must be via certified funds such as a check or money order. If paying in our office, separate checks must be made for the security deposit and rent / fees as the deposit is held in a different account.
10. No early move-ins will be permitted as your lease start date marks the beginning of your lease contract and is non-negotiable. Similarly, there will be no extension of a lease, and all tenants must be fully moved out of the property when their lease ends. Please plan accordingly.
11. Keys will only be issued on your lease start day if the tenant account balance is $0, any required proof of utilities have been submitted, and proof of renter's insurance is submitted to our office or uploaded on your tenant portal. All tenants will be required to carry renter's insurance during their tenancy and provide proof of their insurance to our office prior to move in.
12. A move-in inspection form will be provided to you. The move-in inspection form must be turned back in to our office within 5 business days or we will otherwise assume that the property is in satisfactory condition. This form does not serve as a work order any items needing maintenance must be submitted through your online tenant portal.
